What Can $1 Millionbuy in Calgary?

A million dollars still buys a great deal of house in Calgary — which is precisely why buyers arriving from Toronto or Vancouver misjudge this band.

What a million buys here

At this level you are generally choosing between an established premium community and a large newer estate home, and the difference is mostly land and age.

If you are moving here from Toronto or Vancouver

This is the band where relocating buyers most often misjudge the market — usually by assuming a million dollars means the same thing here that it did there, and buying more house than they need in a community they have not driven at rush hour.

The advice we give relocating clients is to rent or wait before committing at this level, and to buy the community rather than the square footage. The extra space is easy to get in Calgary; the right street is not. See the Calgary relocation guide.

Buying the largest house your budget allows is the single most common relocation regret we see, and it usually surfaces about two years in, when the commute has stopped being novel.

A thinner market cuts both ways

There are far fewer buyers at this level than at $500,000, which means less competition when you are buying and a smaller pool when you eventually sell. Homes here can take longer to move, and unusual features narrow the field further. Worth factoring into how long you expect to own it.
